Serviced Office or Coworking: Which Is Right for Your Team?

Coworking is shared floor space. You take hot desks or dedicated desks in an open environment, with the same building services but no private room of your own.

Coworking is cheaper per person, often around half the cost of a private serviced desk in the same building. For one to four people, that difference is usually decisive.

As headcount grows the gap narrows. By the time you are at eight to ten desks, a private serviced office is frequently the same price or cheaper than the equivalent number of dedicated coworking desks.

Coworking wins on flexibility. Monthly rolling terms are standard and you can add or drop desks easily, which suits early stage and seasonal teams.

Serviced offices usually run on three to twelve month terms with a notice period, still far more flexible than a conventional lease, but less fluid month to month.

Coworking suits solo founders and small teams who benefit from the buzz and the networking. Larger teams tend to find that noise, hot desk churn and lack of a fixed home base start to hurt focus and identity.
