Manchester and Leeds are the two heavyweight office markets in the North of England, and plenty of growing businesses end up choosing between them. They are genuinely different propositions.
Cost
Manchester serviced offices typically run around £250 to £450 per desk per month, with Spinningfields and the core city centre at the upper end and Ancoats or the Northern Quarter offering better value.
Leeds generally sits a little lower, roughly £200 to £400 per desk, with the strongest supply around Wellington Place, the financial district and the South Bank regeneration area.
Talent and sectors
Manchester has deeper tech, media and digital talent, helped by MediaCity and a very large student population across four universities in the region.
Leeds is strongest in financial services, legal, insurance and health tech, and has a reputation for lower staff churn. If your hiring is professional services led, Leeds often wins on retention.
Transport and connectivity
Manchester has the clear edge on international travel with Manchester Airport, plus tram coverage across the wider city region. Leeds has excellent direct rail into London and a very walkable centre, but no tram network.
For teams commuting from across Yorkshire, Leeds station is hard to beat. For teams pulled from Cheshire, Merseyside and Lancashire, Manchester is the natural hub.
Workspace supply
Manchester has a larger volume of flexible workspace and more choice at every size band, including large managed floors. Leeds has a smaller but high quality supply, so good space moves faster and it pays to start the search earlier.
