
Managed offices and serviced offices get used interchangeably, but they are different products with different bills and different levels of control. Choosing the wrong one rarely ruins a business, but it can leave you paying for space or flexibility you never use.
What a serviced office actually is
A serviced office is fully fitted and run by the operator. Desks, meeting rooms, internet, cleaning, tea and coffee and reception are all included in one per desk price. You sign a simple licence, often from a month up to a couple of years, and you can usually upsize within the building as you grow.
The trade off is control. You inherit the operator's look and feel, and you share kitchens, breakout space and meeting rooms with the other occupiers in the building.
What a managed office actually is
A managed office is a floor or whole building taken exclusively, but on flexible terms rather than a conventional lease. The operator handles building management, internet, cleaning and one combined bill, while the space is fitted out to your brand, often with your own meeting rooms, kitchen and entrance.
Because you pay for the floor rather than per desk, the effective per desk rate falls as your team grows. The trade off is a longer commitment than a serviced licence and more decisions to make at the start.
How the costs compare
Serviced pricing is quoted per desk, typically £200 to £450 per desk per month in major regional cities such as Manchester, Leeds and Birmingham, and considerably more in central London. Managed space is quoted for the floor as a single all inclusive monthly figure covering rent, running costs and usually the fit out.
Because whole floors price sharper than individual desks, the effective per desk rate on a managed floor often undercuts comparable serviced space once your team reaches roughly 20 people. Below that size, serviced space is usually simpler and better value overall.
Which suits which
Serviced suits teams up to around 20 desks that value simplicity, short commitments and the ability to move or upscale fast.
Managed suits established teams of 20 or more that want their own brand, entrance and meeting rooms without signing a conventional five year lease.
