
The price on an office listing is almost never the price you'll pay. Operators expect to negotiate, and in a market with plenty of supply and a lot of new fitted stock, there is real room to move if you know which levers to pull.
Here is a practical guide to negotiating a better office deal in 2026, whether you are taking a serviced desk package or signing a two year managed floor.
Always have a real alternative on the table
The single biggest thing that moves price is a credible second option. Operators can tell the difference between a tenant who has fallen in love with one building and one who is genuinely comparing three. Line up viewings across at least two or three operators in the same week, and let each of them know they are being compared.

Negotiate the headline rent, then the extras
Per desk or per square foot pricing is the obvious lever, but the extras often add up to more. Ask about rent free periods (one month per year of term is a common starting point), capped service charges, free meeting room credits, parking, and whether internet and cleaning are truly included.
On managed and leased space, fit out contributions and rent deposits are both negotiable, especially on longer terms.
Keep flexibility, break clauses matter
A slightly higher monthly rate with a shorter term or a mid term break clause is usually worth more than a headline discount locked in for three years. Businesses change, headcount changes, and the cost of being stuck in the wrong space dwarfs the saving on a cheaper long term deal.
Push for a rolling notice period on serviced deals, and a break at 12 or 24 months on managed floors.
Time the market
Operators have quarterly and annual occupancy targets. The last two weeks of a quarter, particularly December, are consistently the best time to push for concessions. If your move date is flexible, using that window can add another five to ten per cent of value to the deal.
