What sits inside the monthly figure
A well structured managed agreement covers rent, business rates, service charge, buildings insurance, utilities, cleaning, broadband and the fit out itself, all in one monthly payment. That is the appeal: no separate fit out funding, no surprise service charge reconciliation and no dilapidations bill at the end.
What varies between operators is how generous the fit out allowance is, and whether things like meeting room credits, furniture upgrades and after hours access sit inside the figure or on top of it.
What drives the price
Location and building quality. Prime Grade-A floors cost more than second hand space in the same postcode, and London lifts every range considerably.
Team size. Operators price whole floors, so the effective per desk rate falls as your team grows. A 40 person floor is cheaper per head than a 15 person suite in the same building.
Specification. Your brand, layout, meeting room count and furniture choices all land in the monthly figure, so a fair comparison needs the same specification on both quotes.
Term length and break rights. Longer terms with fewer breaks usually buy a lower headline rate, but flexibility has real value if your headcount is uncertain.
How to sanity check a quote
The simplest test is cost per desk per month, all in. Serviced offices in major regional cities run roughly £200 to £450 per desk, and a competitive managed deal for a team of 20 or more often lands at or below the serviced rate for more space and more control.
